Offices for lease
3,500 m² across the floors, organised as open, airy interiors that adapt to teams of every size.

A renovated business address
An open, active urban place on one of Zagreb's main arteries — 3,500 m² of flexible offices for lease, with the Pauza café on the ground floor.
The story
A thorough reconstruction has given the building a new functional and aesthetic life — adapted to the rhythm of contemporary work and the everyday life of the neighborhood.
Where a classic, static office block once stood, a layered urban place is now taking shape. Selska 136 is designed not just as a stack of offices, but as a whole that supports work, meetings, and daily interaction with the surrounding district.

The building
Old walls were replaced with glass partitions to bring daylight deep into every floor. The layout is shaped for the efficiency of daily work, with room to adjust the interior to the specifics of each tenant. Thanks to its technical fit-out, the offices are ready to use from day one — no extra infrastructure work required.
What's inside

3,500 m² across the floors, organised as open, airy interiors that adapt to teams of every size.

A ground-floor café open to tenants, neighbours, and passers-by — first coffee, informal meetings, an unhurried break.

Heat pumps, aluminium joinery, LED lighting, a silent lift, and a rooftop photovoltaic plant.

Tech & sustainability
Heating and cooling run on heat pumps. A rooftop photovoltaic plant cuts the building's draw from the grid. Separate meters give every tenant a clear, honest read on their own consumption.
